Whether you are thinking of renting your own home or an investment property, we would be pleased to provide a market appraisal and advice on rental income and also on possible areas of improvement to maximize income and improve the quality of tenants that your property will attract.

We will advise on compliance in respect of fire regulations, gas installations, electrical safety requirements, energy performance and we can instruct approved engineers to inspect and provide necessary certification.

On instruction we will market your property through our database, colour advertising in local newspapers and photographic representation on both James & Co and Rightmove websites.

Having found an appropriate tenant/s, through accompanied viewings, we thoroughly reference through bank/ specialist credit agencies, employer, and previous landlords where appropriate. Once satisfied we prepare the Assured Shorthold Tenancy agreement for signature, and set up the bank standing order.

Prior to the tenancy we prepare a full and detailed inventory and schedule of condition, to ensure there is no dispute to compromise the checkout procedure at the end of the tenancy. We read meters and advise utilities and contact for change of community charge.

Finally we will collect 1½ months of the monthly rental as a dilapidation deposit which we hold on the tenants behalf under TDS and 1 months advance rent.

At this point we look forward to seeing you again at the end of the tenancy if you have selected our Introductory Service, or we continue to look after your interests through our Full Management scheme.

Full Management

Ideal for overseas, distant landlords, or those who really do not want the daily complication of property management.

We will deal with everything allowing our landlords to carry on knowing their property is in professional hands. All the above, and in addition we will visit your property 4 weeks into the tenancy and quarterly thereafter, and will advise you with any recommendations as appropriate.

We undertake all service, repair and improvements to your property using established, approved tradesmen with professional indemnity. For minor issues (up to £150.00) we would have sought prior authorization, otherwise unless in an emergency, we will provide alternative quotes for your approval. It is always encouraged with overseas landlords to have ‘power of attorney’ when dealing with emergency insurance claims.

We undertake to serve notice on your behalf as appropriate. At the end of the tenancy, if instructed, we will manage the checkout process and once satisfied with the condition and cleanliness we return the tenants deposit.
