PRINCIPAL LETTING SERVICES

The fees payable for our principal letting services are charged as a percentage of the gross rent payable for entire initial term and depends on the level of service required.

 

All fees are inclusive of VAT:

Tenant Introduction Service – 50% of the first month rent + vat (charges vary per property but for example a property let at £1000 per month will be charged at £600.00 inc vat)

Management Service – 9.6% inc vat

Renewal Service

  • managed properties – £120 inc vat
  • tenant find service – £300 inc vat

 

PRE-LETTING CHARGES REGARDLESS OF LEVEL OF SERVICE**

 

Setup Fee – £240.00 inc vat

 

TDS Fee (for registering the tenant’s deposit  on your behalf and providing certificate to tenant) – £30.00 inc vat

Inventory charge

  • 1-3 bedrooms – £90.00 inc vat
  • 4+ bedrooms – £150.00 inc vat

Arrangement of gas safety certificate – £72.00 inc vat (no Arrangement if fully managed)

Arrangement of electrical certificates – £30.00 inc vat

 

ADDITIONAL FEES THAT MAY BECOME PAYABLE AFTER THE PROPERTY IS LET

Submission of Quarterly Non-Resident Landlord Returns to HMRC – £174.00 inc vat quarterly

Additional Inspection requests – £72.00 inc vat

** Before a property may be marketed it must have an Energy Performance Certificate (EPC) and throughout the period the property is let, certain statutory requirements relating to the safety of gas, electricity and equipment have to be complied with. Where these involve testing and certification by third parties James & Co is happy to arrange these on your behalf
