FEES AND CHARGES PAYABLE WHEN YOU RENT A PROPERTY

All fees and charges are inclusive of VAT where applicable:

BEFORE YOU MOVE IN:

Setup Fee (Tenant’s Share) – £300.00 inc vat

Processing the application (identity, immigration and visa confirmation, financial credit checks, obtaining references from employers/landlords and any other relevant information) as well as contract negotiation (amending and agreeing terms) and preparing the tenancy agreement, associated paperwork and referencing.

Additional Fees that may be payable by some tenants:

Guarantor Fee – £ 120.00 inc vat per guarantor

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy

Agreement where a guarantor is required.

 

JUST BEFORE YOU MOVE IN:

Inventory/Schedule of condition               1-3 Bedrooms                       £90.00 inc vat

(if James & Co prepare inventory)                4 + Bedrooms                        £150.00 inc vat

 

Check out charge – £60.00 inc vat

On a ‘managed’ property, James & Co will conduct a ‘check out’ and assist with any issues.

 

Dilapidation deposit – equivalent to 1.5 x agreed month rental

(for example a property renting for £1000 per month will be £1500 this is protected by mydeposits.co.uk)

 

One months rental in advance – Amount varies depending on property

 

AFTER YOU HAVE MOVED IN:

Renewal fee (Tenants share) – £72.00 inc vat

Late Payment of Rent – £18.00 inc vat

Each time we remind tenants of their obligations

 

Periodic Inspections  failure to show – £30.00 inc vat

If an appointment is made but not kept by the tenant without notice of cancellation

 

Contractor appointments – £50.00 inc vat

If appointments are made by our contractors and confirmed by tenants but not up kept without notice of cancellation.
